- KITCHEN REFRESH IN WEST NOVATO | $2M HOME
BEFORE: Outdated oak cabinets and light fixtures. 
AFTER: We selected off-white paint for the cabinets and ordered new light fixtures. Plus, we extended the kitchen’s hardwood flooring into the family room, which previously had carpet. This made the kitchen feel bigger and visually connected to the eating area and family room. Then we staged the rooms with complementary furnishings. - GOODBYE TO OLD AND PATTERNED TILE | $2M HOME
BEFORE: While black and white is a current color combination in the design world, this tile is outdated. 
AFTER: Our sellers hired a professional tile refinishing company to turn all the tile white! It was an instant update and cost just a fraction of what it would’ve been to replace the tile. - KITCHEN UPDATE IN SAN MARIN | $1.08M HOME
BEFORE: Original 1970s cabinets, old appliances and oak floors that were too yellow for what buyers prefer today. 
AFTER: We selected an off-white color for the cabinets which brightened the whole room. The seller refinished the hardwood floors and butcher block countertop to a more classic medium brown tone. A new cooktop and double ovens added lots of value! This home sold for $156,000 over the asking price. - UPDATING AN OLD FARMHOUSE | $1.7M HOME
BEFORE: Old carpet did not create the best first impression when you walked into this home. 
AFTER: We had the carpet removed and installed luxury vinyl plank flooring throughout the main level. It looks like wood and it is durable, plus it’s a floating floor so installation is relatively easy. - CREATING A WINNING FIRST IMPRESSION | $2M HOME
BEFORE: The grand formal entry had great bones but some dated oak finishes and old light fixtures which were original from when the home was custom built in 1988. 
AFTER: We painted all the woodwork white for a fresh and updated look. The owners replaced all the carpet (upstairs) and refinished the hardwood floors. Two new sconces and a large chandelier are welcoming features. - BRIGHTENING AN EMPTY SPACE | $2M HOME
BEFORE: An empty room looks flat and misses an opportunity to connect with buyers. This living room had Brazilian hardwood floors, which have a lot of red in them and they get more red as years go on. The sellers wanted to create a more updated look without replacing the floors. 
AFTER: We refinished the hardwood floors and used a natural (clear) stain. The process lightened the floors and eased the dark red tone. We staged the rooms with light rugs and furnishings to create contrast and interest. - REFRESHED BATHROOM | $980K HOME
BEFORE: The bathroom was mostly original with pinky/tan tile and an old mirror and ugly light bar. 
AFTER: I love this transformation! The seller hired a company to refinish the shower and vanity tile. We replaced the floors with a commercial grade, waterproof vinyl tile that looks like slate. We had the cabinets and walls painted white, and added a new mirror and light fixture. The bathroom also got a new shower door with clear glass, which is a much more updated look compared to opaque glass. This home sold for $105,000 over the asking price.
As you may have noticed, none of these projects were major remodels. It’s mostly light cosmetic changes like paint, hardware, lighting and sometimes flooring. Focusing on these items is the most efficient way to get your home ready for market.
