The Presidents neighborhood in southern Novato is seeing healthy real estate activity so far in 2023. We are several weeks into the new year, and here’s what’s happened to date.

Presidents Novato Sales

In January, there were two sales in the neighborhood, both in the flats. These sales were quite different from each other, though. One of the homes had been on the market for 121 days; the other for just 7 days. This is a reflection of how challenging the market was in the second half of last year as interest rates climbed faster and higher than expected, and many shocked buyers disappeared.

As of today, there is one active listing in the Presidents neighborhood, and one contingent listing that’s under contract with a buyer.

Good Time To Sell?

If you’re a home seller, it’s a good time to come on the market because you have little to no competition right now. And, we’ve seen a large increase in buyer activity throughout Novato since the start of the year.

This week, half of all houses on the market in Novato are in escrow. That’s up from around 30% of all houses in September, October, November and December. This means more buyers are making offers on houses and that is very welcome news.
